Proposed erection of new timber outbuilding to provide ancillary accommodation for one resident with autism with an element of care provided within Use Class C2
Comments: Permission Granted subject to Conditions

160030 Land at Longworth Lane, Bartestree
Proposed 95 Residential dwellings (including up to 35% affordable housing), introduction of structural planting and landscaping, informal public open space and children’s play area, surface water flood mitigation and attenuation, vehicular access point from Longworth Lane and associated ancillary works. All matters to be reserved with the exception of the main site access.
Comments: Herefordshire Council exercised its powers under S.70B of the Town and Country Planning Act 1990 and declined to determine the application. The Council considers the application to be substantially the same as a similar application (143771/0), which is under consideration by the Secretary of State in pursuance of an Appeal under S.78 and the Secretary of State has not issued his decision. The application is treated as Withdrawn.

Proposed erection of a replacement dwelling house
Comments: Whilst para 4.8.24 of the Core strategy indicates a limitation on size and location, the committee considered that the very small cottage close to the main A465 was not a reasonable restriction to impose upon the development. The committee fully supported the application and are content that the size and location are appropriate for the needs of the applicant. The curtilage is very deep, the development sitting still only half way back and the height of the house has been limited in order that it sits well in the landscape and amongst the neighbouring houses in this small collection of 5 properties.
